This project entails the provision of 70 no. private residential apartments on the 1st to 5th floors within Block 2, set over basement and ground floor levels at 30 Oval Road, Camden, London NW1 7DE (as part of a mixed use development with basement, ground floor and external car park).
Also entails the provision of 24 no. affordable residential apartments on the 1st to 4th floors within Block 1, set over, Basement and ground floor levels at 30 Oval Road, London NW10; as part of a mixed use development with basement and ground floors.
The heat is produced in the boiler room which is located in the basement and is distributed from the basement to ground floor through a main riser. At the ground floor level the heat is distributed from the main riser to the two risers in the building. One serves the affordable residential apartments and the other serves the private apartments. From the riser the heat is distributed to each level. Each level has a distribution network connecting the riser with each apartment.
The bespoke energy centre is situated at the Gilbeys Yard side containing 1 no. biomass boiler, fully modulating condensing gas boiler comprising of 3no. modules, 2 no. primary pumps, 2 no. shunt pumps, primary pressurisation units c/w expansion vessel. Each piece of plant was finely engineered to produce significantly greater efficiencies and enhanced pollution control. The flue which comprises of insulated stainless steel twin walled stacks, runs 17m vertically terminating above private lift over-run.
There is an emergency stop button installed on the right hand side wall at the boiler room entrance. This will shut off the gas supply, shut down the biomass boiler and all pumps. To reset turn the button in the direction shown on the button. This will restore plant operation.
The biomass boiler is controlled automatically and is set as a lead boiler to lean towards a greener environment.
Operation of the gas boiler is regulated by its controller which is located on the left hand side of the MCC panel. Unison control is incorporated which steps each boiler module on in turn at its lowest rate, and then modulates all three boiler modules simultaneously to higher rates to match the system load. This method of sequencing offers higher operating efficiencies, taking advantage of the higher part load efficiencies available at low firing rates. Temperature output is controlled by the same controller based on weather compensation.
Pumps serving both parts of the building are controlled by self contained variable speed drives and are designed and set to maintain constant pressure. Automatic change over of the pump heads is controlled by the integrated speed drives and is set to change duty every 24 hours.
The degasser and pressurising unit constantly monitors the system pressure and is set to maintain operating pressure of 2.5bar.
Boiler room piping is made of medium grade seamless steel pipes. Piping up to DN50 has threaded connections and above DN50 welded and flanged connections.
Distribution and riser piping is made of medium grade steel with Victaulic joints.
All piping within the floors from riser to apartments is made of Uponor plastic pipes with crimped connections.
